House Origin 1876
I’m offering my house for sale, located on lot 99, Baker's Island, Salem, MA 01970. It will be available for inspection by request. I can arrange boat rides out. The house is 3 bedrooms and 1 ½ baths (half bath on second floor), full ceramic tile shower, front load washer, a 3,400 watt solar system at 48 volts with 8 new L16 Rolls Batteries new last year, with Outback technologies 3,600 watt inverter and MPPT charge controller with new conduit from shed to house and 6 gauge feed. There’s a Square D breaker box in the main house. The house is fully electrified with lights and outlets in every room and two flat screen TV’s. Nearly all wiring is hidden. Every room has enclosed solid wood bead board walls . The main roof was installed 6 years ago with 40 year architectural shingles, the porch roof was stripped and replaced in 2024 with rolled roof. The porch has a large screened section and LED lighting, as well as a Marantz Stereo system with Bose speakers on the porch. The house is shingled with all red cedar #1, re-squared and re-butted shingles. The windows are all original except the second floor sunporch which are Anderson double pain. The second floor has storm windows and screens. There’s a 40 gallon propane hot water heater. There’s a large Vermont Defiant woodstove. The entire deck is cedar decking in good condition. The “shed” is a 16’x24’ two story shed, electrified with lights and outlets on the second floor, the front roof was replaced before the solar system was installed. The second floor of the shed is insulated and drywalled, with outlets and lights. The shed is shingled in white cedar. The sale includes a Club Car golf cart, a 7 hp Troy built rototiller with new engine, a Wheelhorse tractor Commercial series with 36” deck, and trailer. There’s 900+ gallons of rain water collectors and an on demand 110 volt pump, a 1,000 gallon Norwesco double compartment septic tank with appropriate leeching field. All plumbing is pitched to drain easily in the fall by opening a few shutoffs. The drain system in the plumbing is nicely done. It has a good foundation with good concrete piers, lots of fine woodworking details and more. The house is 150 years old next year so not perfect but I would consider it in very good condition. Keep in mind that you can't get a mortgage on Baker's Island since that would require passing a Title 5 septic inspection, requiring that the septic system is pumped in order to do the inspection. We have no way of pumping a septic system on the island but keep in mind that the system is used for less than 6 months per year (summer house). The septic system can easily be inspected to see that it is working properly. It has a large leaching field and works perfectly as intended.
