# Resale Ojochal 202 acre lot with ocean view and waterfalls - Asking Price is $475,000

We have for sale a 202 acre lot located in Ojochal, Costa Rica. The parcel is divided by the Tortuga River and has a number of waterfalls on the parcel. There are a few cleared areas on the parcel though most is primary and secondary forest. The lot has no utilities (electric, phone, water) at present but they are nearby.

You would need to work with an abutter to get an access road into the property however there is one route up the southern ridge. It is designated on the plano as "camino publico". It is referring to the route of an old logging trail but I'm not sure if or how it was used.

There are parts of the parcel that are extremely steep. It is also magnificently beautiful. The river is quite spectacular. There are some spots on the land with incredible vistas up and down the coast.

This lot would be ideal for a retreat, a spa or a single family estate on an estate sized lot. Subdivision of this lot is possible but would be limited because of the river (which requires a conservation buffer zone of 50 meters be maintained on either side of the river) and since much of the lot is primary forest, which cannot be cut.
