Overview
Our developments are nestled into a magnificent backdrop overlooking the Pacific Ocean. The topography of the land is not what many are used to. We have rolling hills in front of us and a mountain backdrop behind us. Our phases are carved into the hillside, many times in fairly steep terrain. That how we get such incredible views. Some lots have ocean views, some have mountain views and some have a combination of both.
Views are rated in our developments on a scale from zero to ten in terms of both ocean and mountain view. a "10" ocean view is as good as it gets, nearly 180 degrees of unobstructed ocean view. A "10" mountain view, the same unobstructed view of the mountain. A few lots will rate both a "10" ocean and "10" mountain view though most lots have a lower rating on both ocean and mountain view. These "10" ocean view and "10" mountain view lots tend to be more expensive. We have some lots that abut rivers or streams, adding the ambience of river sounds. Others abut protected forest. Lot sizes vary from 1/4 acre in our community developments and upwards to over an acre in our estate developments. All lots are within a few miles of the beach.
Size of the lot is less important in this type of terrain than most people are used to. A large lot represents a lot of upkeep. In lush tropical areas like ours, vegetation grows amazingly fast. Owning a large parcel requires constant maintenance. In hilly areas like ours your neighbor may be close by but completely out of sight. Many owners of large parcels in Costa Rica end up wishing they had a smaller parcel to contend with and turn much of their holdings back to forest.
All lots are fully serviced with roads, water and electricity. Many are ready to build on but in most phases we don't cut the lot until you've decided where you plan to locate the house, cottage or pool. Some phases are sold, "pre-construction" and are typically less expensive than those phases that have already been fully segregated and signed off by the municipality. Once a phase is fully signed off on and many houses end up being built, the price of that property increases.
Our roads are gravel with concrete gutters and catch basins. Gravel roads are prefered in areas that get a lot of rain since they absorb water rather than sheeting water down the road and creating dangerous situations. Gravel roads can be easily graded and are not very costly to maintain.
Drinking water in our developments comes from artesian wells located high in the hills above us. This spring water is very clean and needs no treatment. Water is plentiful and cheap, costing less than $100 per year for most homeowners. The quality of water throughout Costa Rica is better than many other parts of the world. Water in our developments tests very clean by North American standards.
Electricity is similar to what we use in North American and used the same type of plug as in the US and Canada. ICE is the public utility for electric in Costa Rica and about 95% of their electricity is produced by renewable resources including hydro-elelctric, geo thermal and wind.
Even though our developments consist of 1,000's of acres, the company is debt-free. Much of the land has been set aside for conservation and only a very small percentage of that land will ever be developed. Much of it is primary forest, therefore legally protected, or it is land that will be set aside as additional green space for everyone to enjoy.
The development gives a portion of all property sales to local roads, school improvements and reforestation efforts.
All properties we show have roads already in place and though some is considered pre-development, these areas are only waiting for water or electric. Most phases have road, water and electric complete at the time of sale.
