A note about buying property on the secondary market in Costa Rica. Most homes for sale in Costa Rica could be built for less than the asking price of those already built. Lots on the secondary market are priced for profit to the owner and are sometimes over priced. Many of our owners simply buy choice lots and wait for the market to appreciate enough to provide a nice return on investment. Large parcels are hard to develop and hence tend to be inexpensive per acre. It is easy to buy land in Costa Rica, the hard part is getting road, water, electric and a competent builder to build on it. Most Costa Rica property resale's must be cash purchases since financing is not available and nearly all are held in corporations so transfer of the property is easy. If you want to buy a home, buy it direct from the developer. To see a resale from here, you need to set up a special trip since the developer is not going to let you come stay at the guest house and tour to purchase a lot they have already sold. But sometimes the savings are worth the extra effort.
